Why record damage right away?
The longer you wait, the harder it becomes to establish when damage occurred and who is responsible. Under Dutch law a tenant must report defects to the landlord (article 7:222 of the Dutch Civil Code), and minor repairs are the tenant's responsibility (article 7:217). But without a record it often comes down to one word against another.
With Kamerinspectie you record damage in an interim report. For each item you note the description, who takes action, who bears the costs and a cost estimate, with photos as evidence. Both parties sign and you immediately have a PDF for your records or your insurer.
- Description of the damage with photos
- Who takes action: landlord, tenant or nobody
- Who bears the costs, with a cost estimate
- Date and signatures of landlord and tenant
From report to agreement, in one document
Everything you need to handle damage fairly and clearly.
Photos as evidence
Add several photos per damage item. They end up in the report and the PDF automatically.
Clear responsibility
Record who repairs the damage and who bears the costs — or that it is still to be determined.
Cost estimate included
Note the estimated costs, so there are no surprises when settling up later.
Condition per room
Besides the damage, record the general condition and cleanliness of the room.
Signed by both parties
Landlord and tenant sign digitally. That makes the report strong evidence.
Kept for move-out
At move-out you see exactly which damage was already known and which is new.
What to record when there is damage
With these details damage can always be assessed properly later.
- The room where the damage is
- A clear description of the damage
- Close-up photos and photos of the whole room
- The date the damage was established
- The cause, if known
- Who repairs the damage
- Who bears the costs and a cost estimate
- Signatures of landlord and tenant

Proving new damage at move-out: compare with the move-in inspection
To withhold part of the deposit, you have to show which damage is new. The comparison feature puts the move-out and the move-in inspection side by side — per room, while you fill it in.
