Features
A report contains: general information (property, tenant, date, inspection type), meter readings, keys and access items, the condition and cleanliness per room, damage and defects, special agreements, custom fields, remarks and photos. Digital signatures from landlord and tenant(s) are also included. Fill in what applies.
Yes. Via 'Custom fields' in your account menu you create your own questions — as an open text field, yes/no question or dropdown with your own options. General questions automatically appear on the Additional tab of every report; you can also link a question to a room type so it is asked for every room of that type. The answers are included in the PDF and on the signing page. This lets you extend the report with exactly the points that matter for your properties — for example 'Is a smoke detector present?' or 'Condition of the paintwork'.
Yes. When creating a custom field you choose a room type under 'Applies to'. The question then appears for every room of that type on the Room condition tab — alongside the standard questions about condition and cleanliness. For example: 'Condition of the countertop' and 'Does the extractor work?' for every kitchen, or 'Condition of the planting' for the garden. If a report has two bathrooms, the question is asked separately for both bathrooms.
Draft reports are updated automatically: new fields and dropdown options appear immediately, including in reports you are already working on. Notice a missing question or option during an inspection? Add it and continue right where you left off. Finalised reports always remain unchanged: the recorded answers are preserved, even if you later edit or delete the field.
Yes, you set up the room layout per property yourself. Add rooms such as living room, bedroom, kitchen, bathroom, storage or attic — and give them a custom name. The layout is automatically applied to every new inspection for that property.
Yes. On the Rooms tab of a report you can add extra rooms inline — without leaving the report. This is useful if you encounter a space on-site that is not yet in the property layout. The standard layout set up on the property serves as the default, but you can always adjust it per report.
On the Signing tab, both the landlord and the tenant(s) sign directly on-screen using their finger (on a touch screen) or mouse. The signatures are saved as part of the report and embedded in the PDF. Each party signs separately. If two tenants are linked to the report, there is a separate signature field for each.
Yes, Kamerinspectie supports two tenants per report. This is useful for couples living together or shared tenancy agreements. Both tenants can sign digitally, each separately.
Yes, you can add photos to every room, every meter, every key, every damage item and every special agreement. The photos are embedded in the report and automatically included in the PDF — not as a loose attachment.
Yes, finalised reports can be downloaded as a PDF in Dutch or English. This is useful for international tenants or expats.
Yes, once a report has been finalised you can automatically send the tenant(s) an email with a secure download link. The link is valid for 30 days. If two tenants are linked to the report, both will receive an email — provided an email address is on file.
You can record meter readings for gas, water, electricity and heat. For each meter you record the meter number, location, factor and current reading. For electricity you can also enter the tariff-2 reading. You can add a photo of the meter as evidence.
In the report you can record per key type how many keys have been transferred, including the key number and any notes. You can also add a photo of the key. This also applies to access passes and codes.
Yes. When adding a damage item you can optionally record: who needs to take action (landlord, tenant or third party), who the costs are charged to, and an estimated cost amount in euros. These details appear in both the report overview and the PDF.
Yes. For each tenant on the report — including a second tenant — you can record the lease start date and lease end date. These dates appear in the PDF report and on the signing page.
Yes, via the Additional tab you can add photos and PDFs that are not linked to a specific room, key or damage item. This is useful for additional images, a floor plan or other documents you want to include with the report.
Kamerinspectie supports three inspection types: Intake (move-in inspection), Delivery (move-out inspection), and Interim inspection. You select the type when creating a report. The inspection type is shown in the PDF and on all related documents.
Yes. When creating a report you can select an earlier report of the same property to compare against — for example the move-in report during a move-out inspection. While you fill it in, every tab shows the details of that earlier inspection in a collapsible panel: the condition per room, meter readings, keys, damage and agreements. This lets you see immediately what has changed and objectively establish which damage is new. You can change the linked inspection at any time while the report is still a draft.
Through the organisation settings you add your company details: name, Chamber of Commerce number, VAT number, contact details and website. These details appear in the PDF report. You can also add your own terms and conditions in Dutch and English, which are automatically included in every report.
Yes, through your organisation settings you can enter your own terms and conditions — in both Dutch and English. These are automatically included in every PDF report you create.
Yes. Both tenant profiles and property profiles have an optional notes field for internal remarks — such as special arrangements, contact preferences, or anything else you want to remember. These notes are for your own reference only and do not appear in inspection reports.
There is no limit to the number of properties or tenants you can add. You pay only per inspection report that you finalise — not for managing your properties or tenants.
Yes. On the inspection reports overview page you can filter by property, tenant, and date range. This makes it easy to find older reports quickly when you manage multiple properties.
A report has two stages: draft and finalised. While a report is saved as a draft, you can still edit it and it does not use a credit. Only when you finalise the report is one credit deducted and the report added to your archive.
Yes, that is possible. If you would like inspection reports formatted in your own house style — with your logo, colours and typography — we can create a custom PDF layout for you. A one-time fee applies. Contact us for the options and a quote.

The minimum is 5 credits per purchase. This keeps things straightforward and immediately gives you a good price per report. The more credits you buy, the lower the price per report.
